What is a comparative market analysis (CMA)?

A model house and a magnifying glass on a floor plan, beside a piggy bank

A comparative market analysis is a REALTOR®'s estimate of what your home would likely sell for in today's market. It compares your property with recently sold homes of similar size, age and style nearby, along with active and expired listings, and adjusts for the differences: square footage, bedrooms and bathrooms, lot, condition, upgrades and location.

Unlike automated online estimates, our valuations are prepared by local agents who understand the nuances of the Newfoundland market, including neighbourhood-specific trends, recent comparable sales and property-condition details that an automated estimate can't see.

A CMA is not a formal appraisal or a property tax assessment, and lenders do not accept a CMA for refinancing: your lender orders its own appraisal from a qualified appraiser. Municipal assessments are used to calculate property tax. A CMA is built around a different question: how buyers are likely to see and price your home today.

What affects a home's value in St. John's?

  • Location. The municipality, neighbourhood and street all matter, from character homes in downtown St. John's to newer subdivisions in Paradise and ocean-view lots in Portugal Cove–St. Philip's.
  • Size, layout and lot. Finished square footage, bedrooms, bathrooms, parking and yard.
  • Age and condition. The roof, windows, heating system and foundation, and how well the home has been maintained.
  • Updates and upgrades. Kitchens, bathrooms, flooring and energy-efficiency improvements.
  • Income potential. A home with a basement apartment (a two-apartment home) can appeal to buyers who want rental income to help with the mortgage.
  • Municipal services. Homes on municipal water and sewer compare differently from homes on a private well and septic system, which some rural areas use.
  • Market conditions. How many comparable homes are for sale, buyer demand, interest rates and the time of year.

How does the no-obligation home valuation work?

  1. Request your valuation. Fill in the form below, call (709) 771-4448 or email info@lsre.ca with your property address.
  2. Confirm the details. We confirm key details with you, such as size, layout, age, updates and condition, so the analysis reflects your actual home.
  3. Comparative market analysis. We analyze recent sales of comparable properties in your area, along with active and expired listings, and factor in neighbourhood trends and demand.
  4. Review the results. We walk you through a suggested market value range and how your home compares with current inventory.
  5. Decide what's next. There is no obligation to list or sell. If you do decide to sell, we'll build a pricing and marketing plan for your sale.

Why get a home valuation?

Understanding your home's market value is useful in many situations:

  • You're thinking about selling and want to understand your potential return.
  • You're planning to buy your next home and want to know what your current home may sell for.
  • You're planning renovations and want to understand their likely impact on value.
  • You're an executor or family member who needs to understand an estate property's market value.
  • You simply want to stay informed about your largest asset.

Are the St. John's Area market snapshots a home valuation?

No. Our St. John's Area market snapshots show the median and average asking prices of active residential MLS® listings in each municipality on the date shown. They are useful context for the local market, but asking prices are not sold prices, and they can't account for your home's size, condition or exact location. For a figure that reflects your home, request a CMA below.

Home Valuation Questions, Answered

No. Requesting a home valuation carries no obligation to list or sell. You receive a comparative market analysis prepared by a local REALTOR®, with a suggested value range and an explanation of how your home compares with recent sales and current listings. If you decide to sell later, we are happy to help, but the decision is always yours.

A comparative market analysis (CMA) is a REALTOR®'s estimate of a home's likely selling price, based on comparable sales and current listings. An appraisal is a formal valuation by a qualified appraiser, and it is what a lender orders when it needs one: a CMA is not accepted by lenders for refinancing. A municipal property assessment is used to calculate property tax and may not match today's market value. For pricing a home to sell, a CMA is the usual starting point.

Automated estimates rely on public data and averages, so they can't see your renovations, the condition of your roof or windows, a basement apartment or the view from your back deck. A CMA from L|S Real Estate Group is prepared by a local agent who considers those details along with neighbourhood trends in St. John's and the surrounding communities, so the range reflects your actual home.

Start with the property address, the type of home and your timeline. Helpful extras include the approximate size, the number of bedrooms and bathrooms, the age of major items like the roof, windows and heating system, recent renovations, and whether there is an apartment. You can add these details in the form on this page or share them by phone at (709) 771-4448.

Yes. A CMA helps executors and families understand what an estate property is likely to sell for in today's market. Your lawyer or accountant can advise whether a formal appraisal is also needed for estate purposes.
