What first-time buyer services does L|S offer in the St. John's metro?

First-time buyer guidance & education

Buying your first home can feel overwhelming without the right information. We guide first-time buyers in St. John's, Newfoundland and Labrador through every step of the process, from understanding how the market works to knowing what to expect before you make an offer. We explain the buying process in clear, simple terms, including financing basics, timelines and key decisions, so you can move forward with confidence instead of uncertainty. Our goal is to help you feel informed, supported and prepared at every stage of your home purchase.

Local market & price coaching

Understanding what homes are worth and what fits your budget is essential when buying your first home. We provide local market guidance for St. John's and the surrounding communities, helping you understand pricing, neighbourhood trends and what is realistic for your goals. We review comparable sales, explain market conditions and help you recognize good value, so you can make smart decisions without overpaying. For first-time buyers in Newfoundland, this insight helps turn online listings into clear, confident choices.

Neighbourhood & lifestyle matching

Finding the right home is about more than the house itself. It's about where you'll be living every day. We help you explore neighbourhoods in St. John's and nearby areas that match your lifestyle, commute needs, budget and long-term plans. Whether you're looking for walkable city living, a family-friendly suburb or a quieter community, we provide local insight into neighbourhood character, amenities and future potential. This helps your first home support how you want to live, not just what you can buy.

Virtual tours & flexible showings

Your schedule shouldn't limit your home search. We offer virtual tours and flexible showing options to make it easier to view properties in St. John's, whether you're working full-time, living outside the area, or just want to narrow your options efficiently. Through video walkthroughs, live virtual showings and in-person tours when needed, we help you evaluate homes clearly and honestly. This approach lets you move forward with confidence, even if you can't attend every showing in person.

Offer strategy & negotiation support

Writing your first offer can be one of the most stressful parts of buying a home. We help you develop a strong offer strategy based on market conditions, property value and your comfort level. From explaining offer terms and conditions to negotiating price and timelines, we represent your interests with clarity and care. Our goal is to help you submit an offer that is competitive, fair and aligned with your long-term goals.

Closing & move-in support

Once your offer is accepted, the process doesn't stop, and neither do we. We guide first-time buyers through inspections, legal steps and closing timelines to help make sure nothing is missed and everything stays on track. Our closing and move-in support helps turn a successful purchase into a smooth transition into homeownership. This includes being added to our Newfoundland Homeowners Hub group on Facebook for long-term support, helpful advice and connections with the services you will need.

How does buying a home in St. John's work?

Most home purchases in Newfoundland and Labrador follow the same path. Here is how L|S Real Estate Group guides you through it, one step at a time:

  1. Initial consultation. We discuss your goals, budget, timeline and preferred neighbourhoods, and build a clear plan together.
  2. Mortgage pre-approval. Before you start touring homes in St. John's and the surrounding areas, a lender or mortgage professional reviews your income, credit and down payment. A pre-approval shows your borrowing limit, rough monthly payments, approximate rate and a realistic price range, so you can shop with a clear budget. In Newfoundland's market, well-priced homes can move quickly, and you don't want to hesitate on the right property because you're unsure about financing. Being pre-approved means:
    • You can submit an offer immediately.
    • Sellers take you more seriously.
    • You avoid falling in love with homes outside your budget.
    • You understand your true affordability, not just the maximum the bank will lend.
It's also important to understand your credit score and how it will affect your approval. Check your credit several months ahead, so there is time to fix errors and reduce balances. Need a recommendation for a mortgage broker? Contact us.
  3. Home search and showings. We curate listings that match your criteria, book showings in person or virtually, and give you an honest assessment of each property. House hunting isn't just about scrolling listings. It's about understanding what fits your lifestyle, long-term goals and budget in St. John's and the surrounding areas. This stage helps you:
    • Identify your must-haves versus your nice-to-haves.
    • Understand neighbourhood differences.
    • Compare home styles, layouts and heating systems.
    • Learn what's realistic within your price range.
Seeing properties in person helps you understand construction styles, storage space, layout flow and overall condition. As we tour homes together, we point out noticeable red flags and upgrade opportunities, review resale value considerations, and discuss operating costs (heating, taxes, maintenance) if the seller provides them.
  4. Writing the offer. When you find the right home, we prepare a well-structured offer. An offer isn't just about price. It includes important terms and conditions that protect you and strengthen your position. Your offer outlines:
    • Your proposed purchase price
    • Your deposit amount (held in trust)
    • A financing condition (mortgage, cash and timeline)
    • A home inspection condition (if requested)
    • Any inclusions or exclusions (appliances, fixtures and so on)
    • The closing date
    • Any other conditions or contingencies of sale
Once signed, an offer is legally binding, so clarity and confidence are key. We go through each term with you first.
  5. Negotiation. We negotiate on your behalf for the strongest price and terms we can achieve. In St. John's, some homes receive multiple offers (sometimes called bidding wars), while others leave room for negotiation. We review comparable sales, current competition and market conditions to build a strategy that makes sense. If your offer is accepted, congratulations: you're officially under contract, and we guide you through every step of the transaction.
  6. Inspection and conditions. Offers usually include conditions, such as financing and a home inspection. Inspections are not legally required in Newfoundland and Labrador, but they are strongly recommended. If your offer includes one, we schedule it right away with a qualified inspector, at your cost. The inspection helps identify major concerns with:
    • The roof, foundation and structure
    • Electrical and plumbing systems
    • Heating systems (oil, electric, heat pumps)
    • Insulation, ventilation or moisture
Depending on the conditions in your offer, a serious problem may let you renegotiate the price, ask the seller to make repairs or walk away if you and the seller cannot reach a satisfactory agreement on major deficiencies. We coordinate inspections and other due diligence so you can make an informed decision before the purchase becomes firm. At the same time, your lawyer begins handling the legal side of the transaction: reviewing title, preparing documents, coordinating with your lender and arranging closing. This stage helps keep everything secure, transparent and ready for a smooth transfer of ownership.
  7. Closing day. Once the conditions are removed, the sale is firm and we move toward closing day. We work closely with your lawyer and lender. Your lender finalizes the mortgage documents, your lawyer prepares the closing paperwork, you arrange home insurance, and title is officially transferred into your name. You meet your lawyer a few days before closing to sign documents and provide your remaining down payment and closing costs. A final walkthrough is typically scheduled for the morning of closing day, to confirm that the property is in the agreed-upon condition, included items remain and no new damage has occurred. If everything goes smoothly, keys are usually handed over by the end of the day.
  8. The home is yours. Welcome home! Once the keys are in your hand, the home is officially yours, but this is just the beginning. Now you can move in and make it your own, set up utilities and change your address, plan upgrades or renovations, and start building equity. Homeownership comes with responsibility, but it also brings stability, pride and long-term financial growth.

After closing, we check in and remain available for contractor and trade recommendations, renovation guidance, market updates and questions about refinancing or future resale. Buying your first home isn't just a transaction. It's a major milestone, and when you're ready for your next move, we'll be here for that too. From accepted offer to closing, the process typically takes 30 to 60 days, depending on financing, inspections and legal requirements.

What should first-time buyers prepare before house hunting?

  • A mortgage pre-approval, so you know your price range before you fall in love with a home. Check your credit several months before you apply.
  • Your down payment and closing costs. In most cases, first-time buyers need a minimum of 5% of the purchase price as a down payment (as of 2026; see the Government of Canada down payment page). Plan for costs beyond the purchase price, such as legal fees, a home inspection and property tax adjustments on closing; typical ranges are in the questions below.
  • Federal first-time buyer programs. Ask your financial institution or accountant whether programs such as the First Home Savings Account (FHSA) or the RRSP Home Buyers' Plan (HBP) apply to you.
  • A must-have list. Separate must-haves, such as bedrooms, commute and parking, from nice-to-haves, so it's easier to compare homes and neighbourhoods.
  • A real estate lawyer to review the legal side of your purchase and handle the closing.
  • An ongoing maintenance budget. A common rule of thumb is to set aside roughly 1% to 3% of your home's value each year for maintenance and repairs.

What should I budget for as a first-time buyer in St. John's?

Mortgage costs

Your mortgage payment is typically your largest monthly expense. It includes:

  • Principal (the amount you borrowed)
  • Interest (what the lender charges)
  • Sometimes property taxes, if they are bundled in
  • Mortgage default insurance, if your down payment is under 20%

Tip: We always recommend getting pre-approved before house hunting, so you know your true budget range. Use the CMHC mortgage calculator to see what different home purchase prices can cost per month.

Property and water tax

In Newfoundland, property taxes are set by your municipality and vary depending on location and assessed value. In St. John's and the surrounding areas, you will typically pay:

  • Annual property tax, based on the mill rate
  • Water tax, a flat annual fee in most municipalities

These are often paid annually, or they can be included in your monthly mortgage payments. Some municipalities also offer monthly payment plans. See the tax rate pages for St. John's, Mount Pearl, Paradise and Conception Bay South.

Insurance

Home insurance is required by your mortgage lender and highly recommended even when your mortgage is paid off. It protects your home and belongings from perils such as fire, theft, windstorm or vandalism, depending on your policy coverages. Costs vary based on:

  • Location
  • Home age
  • Heating type (oil, electric or heat pump)
  • Replacement value
  • Your past insurance history (claims, years insured)

As soon as your purchase is firm (all conditions are satisfied and financing is approved), it's time to shop around for a suitable insurance policy.

Utilities

Utility costs can vary significantly, especially in Newfoundland, where heating systems and home construction standards differ from home to home. Common utilities include:

  • Electricity (often your heating source)
  • Oil (if oil heat is present)
  • Water (if it is not included in your tax)
  • Internet and cable

Older homes may have higher heating costs, depending on insulation and upgrades. Tip: We help buyers review average heating costs, if the sellers provide them, so you can budget realistically.

Closing costs

Closing costs are one-time expenses paid when you finalize your purchase. As of 2026, they typically range from about 1.5% to 3% of the purchase price. They may include:

  • Legal fees ($800 to $1,500 or more)
  • Title insurance (if required)
  • Inspections ($600 to $1,000 or more)
  • Survey costs ($700 to $1,500 or more)
  • Appraisal (if required)
  • Mortgage registration
  • Adjustments for prepaid taxes or utilities

Your lawyer will provide an estimate before the transaction closes, so you can plan accordingly.

Repairs and maintenance

Being a responsible homeowner means planning for upkeep. A good rule of thumb is to budget 1% to 3% of the home's value per year for maintenance, upgrades and repairs. This may include:

  • Roof repairs
  • Heating system servicing
  • Appliance replacement
  • Paint and cosmetic changes
  • Hot water heater replacement
  • Unexpected repairs

Tip: The cheapest house is often the most expensive to own if maintenance hasn't been done. That's why it's important to look beyond the listing photos.

First-Time Home Buyer Questions in St. John's

Start with two conversations: one with a lender or mortgage professional about pre-approval, and one with a REALTOR® about your goals, budget and preferred neighbourhoods. L|S Real Estate Group offers first-time buyer consultations in English, French, Ukrainian, Hindi, Punjabi or Urdu, explains each step from showings to closing, and can set up a listing search for St. John's and the surrounding communities. Call (709) 771-4448 or email info@lsre.ca to get started.

A pre-approval shows your borrowing limit, rough monthly payments, an approximate rate and a realistic price range, based on your income, credit and down payment, so you can search with a clear budget. It also helps you act quickly when the right home comes up, because your financing has already been reviewed. Your offer will usually still include a financing condition until the lender approves the specific property you are buying.

In Canada, credit scores typically range from 300 to 900. Most lenders prefer a score of 685 or higher, though options may still exist below that depending on your income, debt levels and down payment. Lenders also weigh your employment history, debt-to-income ratio and overall financial stability, so a lender or mortgage broker can tell you where you stand. A stronger credit profile can improve your mortgage terms and may reduce your long-term borrowing costs.

Check your credit several months before you apply for pre-approval, so there is time to correct errors and reduce outstanding balances. It may be possible to buy a home with less-than-perfect credit: mortgage approval depends on factors such as your income, debt levels and the size of your down payment, so it helps to speak with a lender or mortgage broker early. Even small improvements can make a meaningful difference. If you are unsure where you stand or how your credit may affect your buying power, we are happy to connect you with trusted mortgage professionals. For general tips, see the Government of Canada's guidance on improving your credit score.

In most cases, first-time homebuyers in St. John's need a minimum of 5% of the purchase price as a down payment (as of 2026). The required minimum depends on the purchase price, and buyers who put down less than 20% generally need mortgage default insurance. Rules can change, so check the current details on the Government of Canada down payment page and confirm them with your lender. Budget for closing costs, legal fees and a home inspection as well. A local REALTOR® can help you estimate total costs before you start shopping.

As of 2026, closing costs typically range from about 1.5% to 3% of the purchase price. They can include legal fees (typically about $800 to $1,500 or more), title insurance if required, mortgage registration, a survey or an appraisal if one is needed, and adjustments for prepaid property taxes or utilities. A home inspection is a separate cost, typically about $600 to $1,000 or more. Inspections are not legally required in Newfoundland and Labrador, but they are strongly recommended. Amounts vary by property, so ask your lawyer and your inspector for current quotes.

In addition to your mortgage, first-time homeowners in St. John's should budget for property taxes, home insurance, utilities, heating, maintenance and snow removal. Planning for these ongoing costs helps ensure your first home remains affordable and stress-free over time. See budgeting for your first home for more detail.

The home buying process typically takes between 30 and 60 days from the time an offer is accepted to closing day. The timeline depends on financing, inspections and legal requirements. Working with a local REALTOR® helps keep the process moving smoothly and on schedule.

Offers commonly include a financing condition and a home inspection condition, each with its own deadline. Depending on the property, buyers may add others, such as reviewing a condominium's documents or, for rural homes on private services, testing the well and septic system. Once the conditions are met or removed, the sale becomes firm. Your L|S REALTOR® explains each condition and deadline before you sign.

Home inspections are not legally required in Newfoundland and Labrador, but they are strongly recommended for first-time buyers. An inspection can reveal issues with structure, electrical systems, plumbing and heating, helping you avoid unexpected repair costs after you move in. Home inspections are at the buyer's cost, typically about $600 to $1,000 or more.

When buying an older home in St. John's, pay attention to the roof, foundation, heating system, insulation and plumbing. Many homes in the area are well-built but may require updates, and older homes may have higher heating costs depending on insulation and upgrades. A professional home inspection is highly recommended to identify potential issues before you finalize your purchase.

Yes. The federal First Home Savings Account (FHSA) is a registered plan that lets eligible first-time buyers save for a qualifying first home tax-free, up to certain limits, and the RRSP Home Buyers' Plan (HBP) can help eligible buyers fund a down payment. In November 2023, NL Housing launched its FHP Program to help 150 first-time buyers with the down payment and closing costs for their first home; applicants had to be pre-approved for a mortgage with a household income of $85,000 or less, so check with NL Housing whether it is currently accepting applications. Eligibility rules and limits are set by the governments involved and can change, so confirm the current details with your financial institution, your accountant or the Government of Canada before you rely on them.

Popular neighbourhoods for first-time homebuyers in St. John's include areas with good value, access to schools and reasonable commute times, such as Cowan Heights, Airport Heights, Kenmount Terrace, East End, Kilbride and Mount Pearl. The best neighbourhood depends on your budget, lifestyle and long-term plans. Compare the surrounding communities in our St. John's Area guide, or read about living in Mount Pearl.

Yes. Using a trusted St. John's buyer's agent is highly recommended for first-time buyers. An experienced agent helps you understand market value, negotiate offers, explain contracts, and guide you through inspections and closing.

Yes. L|S Real Estate Group regularly helps buyers relocating from outside the province. Co-founder Natasha Sutherland offers virtual viewings, neighbourhood guidance and practical insight into local communities and market conditions, so you can make confident decisions from a distance.
